However, recent years have seen a stark transformation in the area, with buildings facing major roads (known as avenues) being increasingly converted to commercial use. This shift marks a significant disruption of the Abuja Masterplan and has been a source of concern for residents and city planners alike.


Origins of the Unlawful Change of Use

The shift towards commercialization in Gwarimpa began to take root after the tenure of Mal. Nasir El-Rufai as the FCT Minister. While El-Rufai was known for his urban planning reforms, subsequent administrations have been less vigilant in upholding the initial intent of the masterplan.
